Ramara Garrett of Waverly Property Group answers the tough question on renting your home, tenant complaints and tenant issues

This is in response to the email from Jose regarding trouble and complaints with long term rental tenants. You are one of many owners who is facing hard times. It sounds like you really do need the help of a property management company! I know you are strapped for cash lately. It is so typical these days. I know that tenants frustrate you, but let’s also see their side. There are some tenants that really are trouble and will take their complaints out on the owner. And, unfortunately, at some point everyone has to deal with them. These people just need to be evicted if possible. Then, there are the tenants who are in the same tough times as you. Perhaps they lose a job, or some income, perhaps they are struggling too. These people usually try to pay you, and are also less likely to make useless complaints. I always believe that as people, we should try to help others when at all possible. If they communicate with you, perhaps arrangements can be made, or at least they can let you show the property to try to replace them. You might be surprised how affordable a property management company can be. At Waverly Property Group, we have had many owners requesting for Tenant Placement only. This means that only the 1st month of rent is paid to the company. Then you recieve all rents directly. The good part is you save money, while still having a professional company find qualified tenants for you. Hopefully this means less tenant complaints. The bad part is that you may still have issues during the rental. The most common situation is for the management company to handle all tenant complaints, rent collection, and repair scheduling. You must still approve all repairs, and pay the mortgage etc. We just communicate with the tenants for you. We may be able to get a higher rent to help compensate for the fees, and the small amount per month may be very worth it to you. Please call us at Waverly Property Group so we can discuss your situation more and see if we may be able to assist you.

It is better to get professional help than do this on one’s own. All landlord tenant issues right from tenant screening to rent collection to others are usually quite complex.

It’s inevitable, your ability to renew your leases and provide incentives for
your tenants to stay and pay can be significant in controlling your expenses
and maximizing your rental income. That’s why keeping your tenants, particularly
your good tenants, is a smart move. After tenants have lived at your
property for a while, you can quickly determine which ones are the better
ones by asking yourself a few questions.
